Extensive refurbishment works start on GAP’s former warehouse in the Midlands

Sunrise Real Estate ("Sunrise") has commenced its planned refurbishment of the former GAP European distribution centre in Rugby, following completion of the purchase last month. The 661,000 sqft prime distribution warehouse unit is situated in a key logistics location in the Golden Triangle, just off of J1 of the M6 with quick access to the M1.

The planned works are designed to improve the environmental and social sustainability of the building and include a 35,000 sqft CAT A office refurbishment, M&E upgrades including LED lighting, new dock doors and roof, as well as new employee wellness areas providing the building with an expected EPC rating “A” & BREEAM Very Good accreditation. The enhancements will also include air source heat pumps and installation of additional EV charging points.

The refurbishment works are scheduled to complete in Q2 2023 with early access for potential tenants starting in January.
